Veris Residential communities welcome domestic cats and dogs of all breeds and sizes. Pets must be registered with the leasing office. All dogs must be kept on a leash while in common areas throughout the community.

What is the smoking policy?

All Veris Residential communities are 100% smoke-free. Smoking or vaping any tobacco or marijuana products in our buildings or common areas is strictly prohibited for the health and safety of our residents.

When was The Upton built?

Construction of The Upton was completed in 2020.

Are there any fees associated with the use of amenities?

Yes, there is a monthly fee for access to all amenities. Residents are also able to reserve cabanas and a private dining room.

How do urban beehives benefit The Upton and its residents?

Is renter’s insurance required?

Yes, a minimum coverage of $100,000 is required. All leaseholders must be listed on the insurance policy.

Are residents required to pay a security deposit? If so, how much is it?

Yes, residents must pay a security deposit between $1,000 and a month and a half of rent.

Which utilities are residents responsible for?

Residents are responsible for water, electricity and gas.

What happens if I pay my rent late?

Through The Veris Promise, each resident is allowed one courtesy late payment per initial lease term.

Are residents able to terminate their lease early?

Residents have the option to terminate their lease within their first month at The James if things don’t go according to plan—no questions asked. For specifics, learn more about The Veris Promise here.
